Job Description

Expanding Construction Services firm located in White Plains, New York has an immediate need for a Project Executive. The candidate will be involved with tenant rehab and new construction projects located in the Bronx, NY.

Job Location - White Plains, NY

Job Description: Complete oversight of projects, including office and field staff operations.

Office Related Responsibilities:

General responsibilities include: Establishing relationships with the clients, lending institutions, contractors and in many cases local community members and representatives of building resident organizations; Developing contracts, schedules, cash flow projections, requisitions and logs of various sorts including RFI status, Filing & Permit status, Change Order Status, Etc.; Project Management Programs (ProCore) must be maintained, correspondence issued/received & filed.

Specific responsibilities include coordinating with and acting as liaison between Owner, Developer, Architect, Engineer, Contractor, Tenant Groups, Etc.; Communication with Field staff is essential in maintaining a balance between work flow and project funding; Accurate document maintenance and filing is critical.

Field Related Responsibilities:

General responsibilities include overseeing field operations for multiple projects and sites simultaneously, ensuring complete site supervision and site Management for: Sub- Contractors/vendors, Owner Representative Relations, Schedule maintenance, Security control and documentation, "Private & Confidential" document control, Bidability/Constructability reviews.

Specific responsibilities include preparing daily job reports and man power reports, reviewing contract documents including plans, specifications, schedules, permits, Etc.; Conduct safety meetings and sub-contractor meetings, Direct Sub-contractors and work crews accordingly and as required to maintain project schedule; Coordinate with office staff to maintain updated project files, including requests for information, shop drawings, as-built documents, schedules, correspondence.

Specific Project Phases:

Projects are broken down into three (3) distinct phases; Pre-Construction, Construction and Post-Construction. Task allocations vary between these phases and fluctuate depending on the specific requirements of the project. Below find a general breakdown of services for the individual project phases:

Post Construction Services:

  • Develop a project scope through client input, site reviews and internal needs assessment reports.

  • Initiate required consultants ie.) Structural, Mechanical, Electrical, Safety, hazardous materials.

  • Establish Community Relations program

  • Perform value engineering

  • Develop budgets and cash flow projections

  • Develop project schedules

  • Perform safety analysis and develop site specific safety plans.

  • Develop & distribute bid packages / issue for bids

  • Analyze bids and negotiate with contractors

  • Draft and award contracts, Secure and track required insurance

  • File for and obtain permits

  • Construction Services:

  • Project Mobilization

  • Contract administration

  • Cost reporting

  • Site supervision, Site safety, Coordination

  • Quality Assurance

  • Testing & Inspection, Document control

  • Scheduling Administration

  • Project Requisitioning & Accounting

  • Punch list completion

Post Construction Services:

  • Start-up Assistance

  • Document turn over

  • Operation & Maintenance Manuals

  • Demobilization

  • Project Close out

Skills Required:

Cost Analysis / Project Supervision/Estimating / Budgeting

Total Compensation Package will be mutually agreed on, based on experience level. We are looking for a key member on the construction services team.
